Job Position – Head of Capital Markets

Job Description:

Diversified Lending Solutions ("DLS") is a cloud-based commercial mortgage brokerage that enables real estate operators across the country to obtain financing for their next investment property through its tech-enabled processes and expansive, growing lender database. We are seeking to add an experienced, entrepreneurial Head of Capital Markets (the “HCM”) to grow our mortgage brokerage presence with direct lenders.

About the Role:

The HCM will be responsible for interfacing with capital markets participants to better understand their various lending parameters and loan pricing, operational protocol for working with brokers, and their workflow preferences for processing loans submitted by DLS Loan Originators. 

Main responsibilities include:

  • The HCM will be chiefly responsible to growing the number of lenders in the Company’s Lender database by establishing new relationships, deepening the Company’s existing relationships
  • Proactively and/or reactively steer prospecting efforts for new lender relationships that directly improve financing options for opportunities sourced by Loan Originators.
  • Conduct introductory and follow up calls to various capital markets participants, including private lenders, life insurance companies, commercial banks, private equity funds, and family offices to discuss operational synergies and confirm the best point of contact for referring potential projects needing financing. 
  • Document call/meeting notes into CRM so intel becomes usable data points for management, the Loan Originators, and the tech and analytics support personnel developing the Company’s proprietary brokerage portal.
  • The HCM will ensure that service level agreements, communication and operational requirements of the capital markets relationships are properly documented and maintained. 
  • Proactively contact the company’s capital markets partners and affiliates to enhance the business relationship, deepen the company’s working knowledge of their products, pricing, and best practices.
  • Proactively reach out to capital markets participants to create new relationships and better understand opportunities that match with the lender’s funding profile, loan parameters, pricing, and best practices for processing loans. 
  • Field clarification questions and make recommendions to the Loan Originators regarding the loan products and pricings for DLS and/or its capital markets lending partners. 
  • Perform general clerical, administrative and operational duties as necessary to track, maintain, update, and monitor the company’s proprietary database of lenders and streamline loan brokerage processes.

Job Description:

We are seeking to add an experienced, entrepreneurial Head of Loan Originations (the “HLO”) to manage and grow our team of Loan Originators.

About the Role:

The HLO will be responsible for managing the Loan Origination Team in their efforts to provide a markets-based suite of real estate financing options to Institutional and Corporate commercial real estate owners and operators.

Main responsibilities include:

  • The HLO will be chiefly responsible for growing loan origination activity via effective management, mentorship, coaching, and motivation of the Company’s loan originators
  • Provide support to loan originator’s as necessary to establish new Sponsor relationships and deepen the Company’s largest Borrower relationships
  • Set, review and track Loan Originator goals related to prospecting efforts for new Borrower relationships.
  • Document call/meeting notes into CRM so intel becomes usable data points for management, the Loan Originators, and the support personnel.
  • Establish, nurture and maintains relationships with large programmatic Borrowers  
  • Establish corporate partnerships and firm-level referral relationships with firms that support the commercial real estate space - Real Estate Brokerages, Builders, Developers, Attorneys, CPAs, Property Management Companies and Title Insurance Companies. 
  • Remains informed on micro and macro trends, changes and developments in the commercial lending sector.
  • Collaborate with Head of Capital Markets to create marketing collateral and best practices that can be used to support the Loan Origination team
  • Provide strategic advice to Loan Originators on the best way to package, structure, present, and source the debt for Borrowers
  • Stay up-to-date with targeted local markets and the overall real estate investor ecosystem.
  • Act as the de facto chief credit office to Qualify Borrowers and their projects to determine if they are financeable and assist Loan Originators with identifying the best capital source to meet their respective project and Borrower profile.
  • Review and QC the Loan Originators’ offering memorandums to be used in sending financing requests to capital partners and potential lenders.
  • Ensure that Loan Originators handle loan files according to best-in-class standards.

About the Role:

As a Loan Originator, you will be the main point of contact to borrowers, serving as both a Deal Facilitator and DLS Brand Ambassador. You will be responsible for establishing and managing relationships with residential/commercial real estate investors, understanding their financing needs, recommending various loan products, acting on their behalf to structure and negotiate loan terms with lenders, and guiding them through the mortgage application, due diligence, and closing process.

Main Responsibilities:

  • The Loan Originator is responsible for proactively soliciting non-owner occupied residential and commercial mortgage business by marketing the company’s internal mortgage products and securing loans for clients from external funding counter-parties (including private lenders, banks, insurance companies, CMBS, and agency lenders).
  • Establishes, develops and maintains client referral relationships with Realtors, Attorneys, Builders, Developers, General Contractors, etc. in order to develop new business and/or retain existing business.
  • Keeps informed on trends, changes and developments in the local real estate market.
  • Keeps up with what competitors are doing by keeping up-to-date with local market and real estate investor ecosystem.
  • Keeps informed of DLS's internal underwriting, processing, due diligence, and closing requirements as well as those of external lenders.
  • Negotiates price, terms and conditions with mortgagors.

Candidate Qualifications:

Candidates should have at least three years of directly relevant real estate experience (i.e. mortgage lending, investing, real estate sales, etc.) or comparable experience in sales and business development. In addition, they should have access to real estate investors via an established personal network or involvement in relevant community/industry organizations.
